At PadSplit we are problem-solvers, looking to solve the affordable housing crisis – one room at a time. We believe everyone deserves the opportunity to access safe, clean housing options.
Our Members and Hosts play an essential role in creating affordable housing solutions. Shared housing works best when each Member and Host feel safe and respected. As such, PadSplit Hosts are expected to follow our guiding principles in all of their dealings within the PadSplit ecosystem:

Care: Hosts value the importance of developing and maintaining respectful relationships with our Members, Hosts, and their communities at large.

Show It: Hosts show care in how they communicate with Members inside their homes, with neighbors, the PadSplit staff, and the general public.

Prove It: Hosts execute on their care both through proactive and responsive actions, ensuring that they always follow through and always take the high road.
As a reminder, during the onboarding process, Hosts commit before listing a property through a letter of intent to agree to the following terms:
- PadSplit brings together people who are looking for flexible and affordable co-living options in the markets we serve. I can choose to approve Member move-ins myself or allow PadSplit to automatically fill my rooms.
- I have been informed whether my properties are located in a core market. If they are not, there will be no paid marketing on Facebook, Instagram, and Google SEM for those properties.
- I understand that PadSplit is different from a traditional single-family residence (SFR). To maximize my return on investment, I should expect to engage in different types of work and spend more time managing this type of asset.
- I will be responsible for property management tasks such as maintenance, lawn care, and utilities, as well as Member communications including move-in instructions and maintenance tickets. It is strongly recommended to hire a property manager who is familiar with PadSplit.
- While the majority of PadSplit Members are respectful and open to living in a shared environment, there may be occasional issues between Members. The PadSplit platform and customer support teams provide tools to help Hosts and Members manage these issues.
- PadSplit Members can have their Membership terminated for reasons related to collections or behavioral issues. Most terminated individuals leave their properties promptly and peacefully, but in rare cases, a terminated Member may refuse to leave. In such situations, I am responsible for following all applicable laws to legally evict the terminated Member.
- As a Host, I commit to being responsible and respectful towards both PadSplit and its Members and understand that PadSplit has implemented certain standards that I will be held to in operating my property.
