If you’re a PadSplit host looking to boost your occupancy and streamline your member management, you might want to consider the Say Yes feature. Implemented in 2022, this tool was designed to give you greater control over who lives in your coliving space. If you’re not using it yet, or if you want to make the most out of it, here’s everything you need to know.

What is Say Yes?

Before Say Yes, PadSplit managed the screening and placement of members into hosts’ homes based on preferences. This meant hosts often had limited visibility into who was moving in. With Say Yes, you now have the power to approve or deny potential members, putting you in control of your property’s occupants.

Currently, about 80% of hosts are leveraging this feature, and it’s available for every property on our platform. It’s a significant step toward ensuring your security and comfort, letting you make informed decisions about who lives in your household.

How does it work?

Here’s a simple rundown of the process:

  1. Booking Request: When a potential member books a room, they’ll see a note informing them that you’ll have 24 hours to approve or deny the request.
  2. Notification: You’ll receive an email and a dashboard notification with the details of the booking request. This includes information about the member and any notes they’ve added about their background or previous evictions.
  3. Decision Time: You can review the member’s profile, check their financial information, and even contact them directly via the messenger. If you don’t make a decision within 24 hours, the member is automatically approved to prevent unnecessary delays.
  4. Additional Info: The member’s history with PadSplit, including any previous tenancies, will be visible to you. You can also review ratings and comments left by other members.

Important tips

  • Room Readiness: Make sure that rooms are ready before a member books. Avoid listing any rooms that are still occupied or are undergoing maintenance or renovations.
  • Clear Expectations: If you want to have a conversation with the member before approval, include this requirement in your listing so potential members are aware.
  • Evaluate Payment Info: Don’t reject a member solely based on their approval amount being close to the room price. Notifications will alert you if a member might still be a good fit despite this.
  • Approving Members with Prepayments: Research shows that members who prepay are more likely to be reliable with making payments on time in the future.
  • Approving Members Who Earn Less: We discourage hosts from rejecting members with lower incomes. Our research shows that members with lower earnings often have longer tenures compared to those in better financial situations.
